Common questions

Start with the answers
that matter.

Can I place a manufactured home anywhere in Oklahoma?

No. Suitability depends on the specific property. Verify local placement requirements, deed restrictions, access, utilities and installation needs before committing. Read the checklist.

Do I need to own land before we talk?

No. We can start with your preferred area, overall project budget and timeline, then identify the land and home questions to investigate.

Does the home price include all property costs?

Not necessarily. Ask what is included, estimated or excluded for delivery, installation, foundation, utilities and site work. Use the budget guide.

How can a Realtor introduce a client?

With the client’s permission, introduce us by email and share the general area, goal and current stage. We can agree on the next step together.

Can you tell me the financing terms?

A lender must confirm terms and eligibility for your situation. I can help organize the home and property information for that conversation.

Manufactured Homes on Your Oklahoma Land
Ryan Francis / Oklahoma manufactured homes

Start with your property

Owning land gives you a starting point. Understanding what the parcel allows and what it needs helps you plan the home conversation.

Gather the basics

Bring the city or county, approximate acreage, property location, access details and what you know about utilities. Unknown answers are fine; write them down as questions.

Identify what needs verification

Local placement rules, recorded restrictions, delivery access, utilities and site conditions all matter. The relevant local offices and qualified professionals must verify the details for the parcel.

Discuss your goal

Tell Ryan what you hope to accomplish and your timeline. Start with a conversation before committing to a home or assuming the site is ready.

A useful partner for your next client question

Bring the property or buyer goal into the manufactured home conversation early.

For land listings

Share the listing link and known property information. Explore whether manufactured housing is worth investigating before describing a parcel as suitable in your marketing.

For buyer conversations

Tell Ryan the search area, whether the client owns land and what they hope to accomplish. With the client’s permission, make a simple email introduction.

A simple introduction

Ryan, meet my client. They are exploring manufactured housing in [area]. They [own land / need land], and would like to understand their next step. Can we arrange a conversation?

Coordinate the next step

Agree on communication and responsibilities for the specific situation. An initial discussion does not require the land seller to purchase a home. It does not establish property approval or compensation terms.

Make a plan for the home and the land

Whether you own land or are still looking, begin with the whole project.

Start with your priorities

Share your preferred area, home needs, overall budget and desired timeline. This helps organize a useful first conversation.

Look at the full scope

A project may involve land, a home, delivery, installation, foundation, utilities and site work. Ask what is included and what needs a separate estimate.

Prepare for a lender conversation

Ask a lender what financing structures may fit your home and property. Rates, cash requirements, fees and approval depend on the lender and your situation.

Explore home options

Discuss layouts and current availability with Ryan after identifying the important project questions. No inventory or price shown here is an offer of a specific home.

Five checks before you choose a home

Start with these topics, then verify the answers for your specific property.

Placement requirements

Contact the appropriate local planning or permitting office. Ask which requirements apply to the parcel and proposed home.

Recorded restrictions

Review deed restrictions and any applicable covenants. Ask the appropriate professionals to resolve uncertainty before committing.

Delivery access

Discuss road access, entrances, turns, overhead obstacles and site access with the delivery and installation team.

Utilities

Identify water, electricity and wastewater arrangements. Ask the relevant providers or professionals about availability, scope and estimates.

Site preparation and installation

Discuss drainage, soil, foundation and installation needs with qualified professionals. Ask for a written scope. This checklist organizes questions; it is not an approval or inspection.

Compare the complete scope

Use these categories to ask better questions about quotes. Costs depend on the home and property.

Home and specifications

Compare the same layout, features and specifications. Ask which upgrades or changes affect the quoted price.

Land and property work

Include land if needed, plus any site preparation, access improvements and utility work identified for the property.

Delivery and installation

Ask whether delivery, installation, foundation and finishing work are included or separate. Identify who provides each service.

Other project items

Ask the relevant providers about permits, taxes, insurance and any lender-related costs. List exclusions and items that still need estimates.

Compare in writing

For each category record: included amount, estimate or allowance, provider, exclusions and verification status. Ask about a project contingency appropriate to the property; no universal amount fits every project.

Define the project

Discuss the home, potential land and site work as parts of one overall plan. Verify suitability before relying on a parcel for your project.

Talk with a lender

Plan the sequence
